Right out of college, I joined my dad's home remodeling and building business. I took the job at the bottom. I answered phones, scheduled crews, and wrote up estimates. I learned what a house costs to build and what it looks like when someone cuts corners.
When I got my real estate license, builders started asking me to find them projects. That's a big part of what I still do today. I know who's building in Bethesda and what they're looking for.
Today I help owners of older Bethesda homes get in front of the right builders, instead of waiting for them to find you. When I bring you an offer, I tell you exactly what's behind the number, so you know if it's fair.

I have four kids of my own. I know what it means to want your family settled and your next move to feel right, not rushed. Selling an older home can feel heavy, especially one that's full of memories. That's why I tell you the truth about what your lot is worth and who's really behind every offer, so you can decide with a clear head.
Keep it. A cash offer is a good starting point. But it’s one number from one buyer, and you don’t know yet if it’s fair. In the session, I’ll look at what a builder could build on your lot and show you a realistic range. Then you can compare your offer against it.
Often you can’t tell from the letter. Many come from wholesalers who plan to sell your contract to a builder for a profit. Bring your letters to the session and I’ll tell you which look like builders, which look like middlemen, and what questions to ask each one.
No. If a builder plans to tear the house down, repairs and staging won’t raise their offer. And you don’t need to empty every closet before we talk, or even before you sell. We’ll plan the clean-out around your timeline.
The session is free, with no obligation. If you decide to sell with me, I’ll explain exactly how I’m paid, in writing, before you sign anything. You’ll know the numbers up front and can compare them against any direct offer you have.
Sometimes owners do. The risk is selling to the first builder who calls when another builder would have paid more, or selling to a middleman without knowing it. One owner I worked with had been getting these letters for years. I connected them directly with a builder, and they walked away with an extra $30,000.
Not at all. Knowing your number doesn’t mean you have to do anything with it. Many owners book a session just to understand their options, then decide on their own timeline.
Yes, and I’d encourage it. Getting everyone the same information at the same time makes the decision much easier. Family members can join in person or by phone or video.
I grew up writing estimates in my dad’s home remodeling and building business, so I look at lots the way builders do. I check the zoning, setbacks, slope, and trees, figure out what size house could go there, and compare it with what new homes nearby are selling for.
That happens, and you should know if it’s true for your home. I’ll look at both numbers so you can choose the path that puts more in your pocket.
It depends on the builder and the terms. Some can move quickly. Others need a study period first to check the lot. In the session, we’ll talk about the timeline you need and which kinds of offers can actually meet it.
I tell owners the truth about what their lot is worth and who's really making the offer. Here's who I help best.
You own an older Bethesda home and you're thinking about selling in the next year or two
You've been getting "we buy houses" letters and want to know what your home is really worth
You'd rather sell as-is than fix it up first
You want to compare real offers side by side before you decide
You want someone who only tells you what you want to hear
You've already signed with a buyer and just want to close
You're planning a full renovation and a traditional listing
Now that you’ve seen the proof and the hundreds of mission-driven coaches like you who’ve gone on to change countless lives from within the Coach’s Secret community, I only have one more question to ask:
Will you be next?...
